Aloha Darlene, Your on island contact does not have to be a Realtor if your condo is the only for for which they are the contact. A person who "manages" more than one vacation rental must have a real estate license in the state of Hawaii. However, someone who has that license will want to charge you. Because once they take on that responsibility they are liable financially for their actions as a Realtor. If they are going to charge you, their company must have a client trust account through which they would get paid. If a Realtor's agency has a client trust account it's probably because they do property management. They will, therefore, want to charge you for any services they render.
I am presuming all this time you have been finding renters on your own without a Vacation Rental Management company. If you can't find someone to be on call 24 hours a day to call a plumber, electrician or handy man in case of an emergency at your condo, then you will have to hire on-island management. A company of this type would also find and book renters for you. They take 25% to 30% of your gross income. I'm presuming that's what you want to avoid. Who cleans your condo for you? If your cleaner is not already an on-island contact for someone else, they can do it for you. But you need to tell them they must be available to answer their phone in case of an emergency at all hours of the night and day.
