Aloha Rich, These are questions your friend's Realtor should be able to answer. "Wise to move prior to offer"? It depends on what the seller needs to do. If they have to move they have to move. I show a lot homes where the owners have moved out. A home does show better furnished, however. It might be best to leave the furniture if possible. Everything is negotiable. But if there's visible termite damage, that's more serious then the live infestation. Tenting and killing the termites will not hide the damage. The thing about putting the tenting on the buyer is that first their lives are disrupted by the move, then just as they are getting settled, they have to bag up all their food and go to a hotel. If the seller is going to move out anyway, after they leave, and before the new buyers move in, would be the best time to tent. Tenting recommendation? The seller already got a quote so they must have someone. I've used Veteran Termite & Pest Control in the Ocean View area and Hilo Termite might go out there. Mahalo, Harry
