Creating your own rental agreement doc

There would be no such protections in place in this scenario. The renter should create (or have created by a lawyer) an all-encompassing rental agreement covering all foreseeable contingencies to protect both the renter and rentee. Beyond that, if irreconcilable issues arise, all you have is small claims court and contract law.
Possibly, a good source for such a rental agreement contract would be the "boilerplate" docs used by property management companies. They are designed to fit Hawaii law, and you could simply "copy and change" to create your own.
