Turn Over of Real Estate

Kenny, I think you are missing a very big demographic of who owns property on the Big Island. I don't know if there are statistics, but just looking at my subdivision of 300 homes at least a quarter or maybe a third of the houses are second homes. A lot of them are occupied by snowbirds and there are quite a few vacation rentals.
And you also aren't considering how many of those sales were vacant lots. Again, looking at my subdivision, there are people who own two, three and four lots (some as many as nine).
I'm curious about your comment about why people move away. There are many reasons, but "because it is the same every year" is not one that I've ever heard.
