Rent before buying to see how you like area

Hawaii in general has a big problem with property crime. Oceanview has some of the cheapest property and housing on the Big Island. Unless you really like hauling water and desert like landscapes with little or no vegetation I would steer clear and look a bit farther South. Also, the entire Oceanview area is lava zone 1 and 2 which drives your insurance rates way up and most lenders will not issue mortgages for the area. Some will say no big deal no problem, but it is not a problem until it is. Ask all the residents of East Hawaii how they felt when Kilauea threatened Highway 130 last year.
Farther south in the Southpoint area there is lava zone 6 property and many have county water which is a big plus on the dry side of the island. Finally, I would suggest renting for at least 6 months in an area before buying anything.
