Excellent post Harry. It emphasized my point that if you don't fulfill the terms of your lease you can and will be evicted. My second point was too many people neglect their capital or sunk costs when they tell people how much it costs them to live in Hawaii. The uninformed might think they can lease a farm for $4,000 a year and just have a gay old time farming in Hawaii also with no electric bill since they have solar panels. They also neglect the substantial costs of maintaining and running a farm and the much higher costs of insurance.
Leasehold is the way to go in West Hawaii if you really are a professional farmer. Unfortunately, too many times I see people go with leasehold due to short term cost considerations when they have no idea how difficult it can be to farm in Hawaii or anywhere for that matter.
