It will be impossible to find a single family residence in West Hawaii for around $300K, but entirely possible to find a nice condo in that price range.

Condo docs are sometimes available prior to purchase if the listing agent already has them. But they cost the seller $300 to $400; so if they don't have them already, they will insist you make your offer first. There is a 15 day inspection contingency during which time you can cancel escrow and get your deposit back without cause.
